Tenant replacement – we replace your tenant if they vacate the property within the first year of the management contract.
Under our management policy we will replace your tenant within the first year if the tenant were to vacate the property for whatever reason. This avoids the burden of paying a second letting fee just because the tenant decides to leave your property during their lease period.
Quarterly property inspections
We employ a full time property inspector to inspect your rented property. Inspections are completed on the property every three months, a copy of which is sent to you as the landlord and a copy retained on file. Any issues arising from the inspection are dealt with by the property inspector through liaising with the landlord.
We advise the tenant of how the property is being maintained
Following each inspection the tenant is advised as to how to bring the property back to its original condition if deemed necessary.

Pursue rent arrears in accordance with Residential Tenancies Act
The collection of rental arrears can be a painful and stressful ordeal especially if you have already formed a friendly relationship with your tenant. We follow strict procedures, keeping the risk of rental arrears to a minimum.
Completion of Housing Benefit review forms
In order for your tenant to continue receiving housing benefit a monthly review form must be signed by either the landlord or his/her acting agent. This involves monthly trips to the rented property and can often become a burden to the landlord. We confirm the correct information is on the form before signing, stamping and returning to the relevant authorities.
Advice on return of security deposit
Under our management policy a final inspection is completed when a property is vacated. This is checked against the original inventory to ensure no damage has occurred and that there has been no loss of belongings. An estimate is provided, where necessary, as to what amount should be witheld from the security deposit to cover loss and/or damages. Photographic and written inventories can be provided on behalf of the landlord for a set fee. Returning a deposit can raise many issues. We provide up to date advice to the landlord on returning the security deposit to the tenant at the end of a lease.

The PRTB is a relatively new body set up by the government to govern private residential tenancies. For this reason the rules and regulations are constantly changing. We provide the landlord with up to date advice on changes in regulations.
