PRTB registration and advice

We offer advice on all aspects of PRTB Legislation which is constantly changing. It is compulsory that all properties be registered with the PRTB. The nominal fee of €90 applied by the PRTB per registration will be added to the fees. 

Rental assessment

We visit your property and make an assessment on what level of rent the property should be able to gain on a monthly basis in the current marketplace.

Property Marketing (no additional fee)

We advertise your property on our own website, all popular property websites, in local papers and in our high profile shop window.

 A highly visible ‘To Let’ sign is also available and can be recommended by our agent if it is deemed advantageous for the renting of your property (a standard fee applies)

Reference checking

The Agent will endeavour to obtain a reference for the tenant from at least two of the following; employer, previous landlord, or personal standing in the community.

Collection of one month’s rent and the equivalent in security deposit

In all cases we will arrange for collection of the first month’s rent and a security deposit before a tenant enters onto a rental property.

Preparation and signing of lease

We prepare a standard rental lease agreement in accordance to PRTB guidelines. We arrange for the tenant to sign the lease before being handed the keys to the property.

Completion of housing authority application forms

Where applicable any liaising with housing benefit officers and the completion of housing benefit application forms is attended to by our experienced members of staff.

Transfer of utility bills

The transfer of utility bills is an important chore in order to avoid an unexpected Electricity or Gas bill. We take the hassle of this procedure off your hands.

Preparation of photographic and written inventory (additional fee)  

When you rent your property it is always a good idea to acquire an inventory to protect your investment as much as possible. This will leave you with the peace of mind that you retain all the documented evidence of the condition of your property at any one point in time. Our inventories are well detailed and leave no stone unturned.
